Non-Exempt - Must record any and all time worked, whether approved or not.
All time worked must be reported in the week it is worked.
SUMMARY Shows and leases apartments or homes to prospective residents by performing the following duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.
Other duties may be assigned.
Leases apartments and/or homes.
Maintain required level of occupancy.
Interviews prospective residents and records information to ascertain needs and qualifications.
Creates and maintains Resident Files to meet all local, state, federal and Strategic Realty Management Inc requirements at all times.

) Accompanies prospects to apartments or homes and discusses size and layout of rooms and property amenities.
Informs prospective residents of availability of nearby schools, shopping centers, recreational facilities, public transportation, etc.
with a sincere focus on customer service.
Collects application fees and security deposits.
Forwards all money orders, personal checks, and cashier checks to the Property Manager for proper disbursement.
Inspects condition of premises a minimum of weekly, and makes recommendations to the Property Manager.
Maintains current listings of available units or homes, and reports vacancies monthly to the Property Manager or assigns on the first day of each month.
Tracks lease expiration dates, contacts residents sixty (90) days prior to lease expiration, and follows through on negotiation of lease renewal.
Prepares a report with compiled information to include current occupancy rates and dates of expiration of leases.
Maintains a waiting list in accordance with Fair Housing Standards.
Maintains an occupancy status report and updates the Property Manager.
Maintains a vacancy status report, and updates Property Manager and Maintenance Technician for make-readies.
Contacts utility companies to verify transfer of service for residents.
Works with the Property Manager to market the Property as needed in local or surrounding newspapers, periodicals, and flyers as deemed necessary by the market and in accordance with budget restraints.
All day - to - day marketing / advertising is the Leasing Consultant's direct responsibility and indirectly the Property Manager's responsibility.
All advertising that would run for one (1) month or longer must be pre-approved by the Regional Manager.
Conducts orientation programs for new residents.
Ability to attend the office and to the residents on a regular basis, including punctual attendance during office hours and after hours, as required by Property Manager.
Ability to work with in cooperation with residents, coworkers, vendors, contractors, and officials necessary to efficiently and professionally maintains the Property.
Portrays a professional image at all times, refraining from anger, and does not pose a direct threat to residents or employees.
Attends all instructional classes as required.
QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

EDUCATION and/or EXPERIENCE High School Graduate required.
Computer literacy and acumen for property management software required.
Knowledge of Yardi is highly desirable.
Working knowledge of MS Word, Excel, and Outlook.

Ability to write routine reports and correspondence.
Ability to speak effectively before groups of customers or employees of organization.
MATHEMATICAL SKILLS Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY Ability to apply common-sense understanding to carry out instructions furnished in written, oral, or diagram form.
Ability to deal with problems involving several concrete variables in standardized situations.

Driving is an essential function of the Leasing Consultant's job.
With travel to required Strategic Realty Management's training seminars, this qualification is a necessary part of the Leasing Consultant's job.
